Customers have now settled into whg’s first fully EPC-A rated homes, marking a landmark achievement in the housing association’s sustainability journey. New aerial footage released today showcases the scale and innovation of this scheme, which has revitalised former industrial land in Walsall into a vibrant, low-carbon community.
A total of 72 A rated homes have been handed over to the housing association by partner constructor Lovell Partnerships at phase 2 of Lockside,a flagship scheme of 324 homes on former brownfield land in Walsall.

According to latest government statistics only around 11% of new houses in the UK are built to EPC-A standards, meaning that these homes will be some of the most energy efficient in the country.

The newly completed apartments include a raft of energy efficiency technologies. These include photovoltaic (PV) panels for domestic electricity and air source heat pumps for hot water supply. A state-of-the-art PV prioritisation distribution system, known as “Solshare,” ensures that the energy generated is distributed efficiently, minimizing waste. Additionally, the scheme features a more energy-efficient building fabric than required by current building regulations.

“We are committed to reducing our environmental impact, and as well as ensuring all our new homes are built to the highest levels of energy efficiency, have also pledged to elevate all our existing homes to an EPC rating of C by 2030.”
Lockside, on the sites of the former Caparo steelworks and Metafin factory, is bringing a range of homes and apartments to the town, including those for outright sale, shared ownership and affordable rent. The development has been made possible through the collaborative efforts of several key partners, including Lovell Partnerships, Anthem Homes, Walsall Council, Homes England, and the West Midlands Combined Authority (WMCA).
