Huge surge in property transactions as buyers rush to beat stamp duty changes

Since the government introduced reduced SDLT in September 2022, many buyers have capitalised on reduced tax burdens, leading to increased demand for property purchases. However, with rates set to revert to pre-2022 levels on 1st April 2025, the urgency to complete transactions has accelerated.

For many homebuyers, completing a purchase before the April deadline could mean thousands of pounds in tax savings. For example, under the current system, buyers of properties up to £250,000 pay no SDLT, whereas from 1st April 2025, tax will be payable on purchases above £125,000—doubling the threshold impact overnight.
