Burley Browne takes lead to provide support for vets
Commercial property consultancy Burley Browne is taking the lead by advising property owners of veterinary practices on lease advisory matters across the Midlands and beyond.
The Birmingham-based business is working alongside a range of landlords of veterinary practices, equine centres and animal hospitals, providing advice and guidance on rent reviews and lease renewals.
Burley Browne’s lease advisory team, led by joint managing director and head of professional services James Merrick, is representing both property investors and retired veterinary practitioners on premises they rent to national vet clinic operators such as Linnaeus, Medi-Vet, IVC Evidensia and CVS Vets.
James said: “We are excited to be working in the veterinary sector with clients across the Midlands, Cheshire and surrounding counties in a sector that has shown robust rental growth and strong investment yields over recent years.
“In addition to our retained investor clients, we also advise former veterinary practitioners who have retired after selling their business and have become landlords by retaining their properties, but require the knowledge and expertise of professional advisors, which is where we can add value.
“Our role is to ensure we maximise the asset value of their property by negotiating commercial lease terms, whilst ensuring we maintain rental growth on the asset, which is a key target. We currently advise on rents ranging from £7,000 per annum to over £200,000.”
Properties include an equine centre which has offices, treatment rooms, residential accommodation for staff, stables, training areas and paddocks, in addition to veterinary hospitals and domestic surgeries.
