Withysitch Lane Farm, off Potsmans Lane, Summer Hill, Milwich, near Stafford, stands in grounds of more than five acres and has a swimming pool, games room, bar, and stabling.

It will be one of the highlights of SDL Bigwood's next auction which takes place on July 7, in the Holte Suite at Aston Villa's football ground.

The guide price for the luxury property is £995,000 and Jonathan Hackett, partner and head of the auction department at the auctioneers, said: "This detached family farmhouse with separate outbuildings was built eight years ago and is an absolutely stunning property."

Another detached outbuilding has ground floor garaging and a first floor bar/playroom accommodating a pool table.

The swimming pool is in a detached leisure complex that also has a hot tub, gymnasium, steam room, sauna and changing rooms.

A detached stables block incorporates a tack room and there is also an outbuilding with car ports and a dog kennel.

There is also an ornamental fishing lake, landscaped grounds including a golf tee, orchard and vegetable garden.

The freehold property, which also enjoys outstanding countryside views, has a shared access through Withysitch Farm and is approached via electric gates and has a video pedestrian door entry system.

The main house, leisure area and bar and games room are all equipped with a sound system.

Viewings of the four-bedroom farmhouse, which is on three floors, can be arranged with the auctioneers' BIrmingham office in Summer Row ahead of the auction which starts at 11am.

Withysitch Lane Farm is the 16th of 134 lots on the day. It made £525,000 when it was previously sold in October 2007.
