So are we finally on the long winding road to recovery? Or are we heading for a double dip? It's hard to say, but it is all about confidence in the market.
The people that are in the ideal negotiation position are the ones with nothing to sell – or who have sold already and are now living in rented accommodation.
These rare creatures can be as cheeky as they like with their offers and eventually someone will say yes.
Now that the severe weather conditions have gone, and the snow drops have melted – spirits seem to have lifted and people are more willing to get out and look for properties.
I personally expect a very strong bounce back to catch up with the impossible viewing conditions before.

I had a sample to try and it was filled to the brim of really useful things: teabags, coffee, milk, dishwasher tablets, toilet roll and much more.
Just don't do what I did and try to use the dishwasher tablets in the washing machine.
I didn't even realise I had got it wrong until I was discussing with a fellow tenant, who had had also been given one, and I said 'ohhh my sheets smelt lovely after using those little tablets' - to which he couldn't stop laughing.
Talking of tenants, my three months house share experiment is nearly at an end – but I may extend for another month as I'm really enjoying it.
