Plans to build more than 30 new apartments on former Wolverhampton sports club site

More than 30 new apartments will be built on a former Wolverhampton sports club site after plans were given the green light.

Housing provider Green Square Accord will construct three new blocks on the land which was once home to Springvale Sports and Social Clubhouse on Millfields Road.

A total of 33 new one and two bedroom flats will be created as part of the scheme which is Phase 2 of the company’s Springvale House project.

Permission for the Springvale House project was given four years ago, with the development of one apartment block containing 24 flats forming phase one now complete with the properties occupied.

All 57 apartments on Springvale House will be made available for affordable rent.

Agents PJ Planning said: “The proposal is acceptable in principle, utilising a brownfield site to provided new housing accommodation in a sustainable location.

“The design is shown to be appropriate, and an appropriate drainage scheme included to ensure run-off can be dealt with even in extreme situations.

“Trees and ecology are considered, effects minimised and mitigation proposed.

“The proposal would result in a high-quality development that would compliment and enhance the character and quality of the area within which itstands.

“It is in accordance with the requirements of the development plan, and should therefore be supported.

“In terms of technical issues, appropriate assessments show there is no issue in respect of noise or land contamination that would prevent development for residential use.

“Furthermore, there are no flood issues, and an appropriate sustainable drainage proposal is submitted; there are no ecological issues but proposals are included to mitigate and enhance biodiversity.

“Car parking is provided at a reduced rate, given the availability of on-street parking, and the accessibility of the location, whilst cycle parking is provided in accordance with local authority standards.

“The development is shown to be an appropriate design solution for the site, demonstrating high design quality, enhancing local distinctiveness and making efficient use of a brownfield site in an accessible location.”

City of Wolverhampton Council planners said: “The principle of the redevelopment of this land for residential development is acceptable and has been established by virtue of a previous planning permission for residential development at the site.

“The design and appearance of the proposed development is in keeping with the character and appearance of the area.

“The design is such that there would be acceptable levels of amenity for existing and future residents.

“The application has demonstrated satisfactorily that new residential development would not adversely affect the ongoing operation of existing, adjacent employment and sport uses.

“There would be satisfactory parking and access arrangements and no detriment to highway safety or other public amenities. The proposals are in accordance with the policies of the development plan.”
