Applicants Corbally Group have put forward proposals to Walsall Council planners to construct a unit on land known as the ‘Bescot Triangle’, off Bescot Road.

As well as the main development, the project will also involve the creation of an access road and storage area on the site.

The proposal would also see 15 parking spaces, as well as space for an additional overspill car park provided.

The area is designated as a designated site of importance for nature but  an investigation confirmed it would not utilise those areas with the greatest level of ecological diversity and habitat.

Agents Align Architecture said: “(The application) is submitted in the belief that the proposed development will enhance the appearance of this, currently disused site and therefore the wider estate and surroundings alongside generating employment, business and economic growth opportunities.

“Careful consideration has been given to ensure that the application site is developed without detriment to the local area and with modestly proportioned new build footprints.

“The scheme is presented on the basis that it fully addresses the context, size and constraints of the wider site and complies with national and local policies to achieve a scheme that is appropriate and which takes all the available opportunities to improve the physical and quality of the overall site.

“The applicant has identified an employment opportunities for this site,

representing a significant investment in both the location and in Walsall generally.

“The site can accommodate the proposals and there are no design reasons why planning permission should be upheld on this basis.”

Walsall Council planning officers are expected to make a decision on the proposed development next month.
