Applicant Walsall Bescot RP Limited will take over the currently vacant Units 1 and 2 on Bescot Retail Park on Bescot Crescent and develop the new venture.

The site has previously been used as a retail warehouse but has been empty for some time and the developer said the new business would provide much needed warehouse space in the area.

They also said the plan, granted permission by Walsall Council planners, will also create up to 59 full time equivalent new jobs.

Agents Quod said: “The economic market has changed significantly since 2016, especially for retail and logistics which have seen contrasting circumstances, and the vacant floorspace within units one and two presents an opportunity to introduce employment floorspace to Bescot Retail Park.

“If approved, this will bring a large vacant unit back into beneficial use, with strong demand for warehouse space in strategically well connected locations such as the application site.

“The proposals will result in a sustainable development by utilising underused vacant floorspace.

“The principle of the proposal strongly supported through both adopted and emerging policies and had previously been considered for such a use in the evidence base of the adopted development plan.

“Tangible economic benefits will arise from the grant of consent including the creation of up to 59 full time equivalent jobs, inward investments, gross value added and additional annual wages which will boost local spend and therefore the economy.

“All relevant development management considerations have been considered relative to the site’s location and constraints.

“This includes matters relating to highways, aural and visual amenity, and flood risk. We have demonstrated that the proposals are acceptable in all of these respects and full development plan compliance has been demonstrated.”
