Homes plan in Walsall set for approval

Almost a dozen new homes are set to be built in place of two bungalows on Walsall land.

Members of Walsall Council’s planning committee are being recommended to back the proposal by developers Graisdale Ltd for the area in Brook Lane.

The plan involves demolishing an existing empty bungalow on the site, with a neighbouring property having already been taken down.

The developers will then build 11 homes, made up of detached and semi-detached homes with a total of six three bedroom, two four bedroom and three five bedroom properties.

Officers said four letters of objection had been received against the application with concerns being raised about potential traffic congestion, designs being out of character with the area, loss of trees and a loss of privacy.

But they said the applicants have amended designs and plans to address issues regarding privacy and highways while the trees were not protected.

A report to committee, which meets on Thursday, April 28, said: "The existing site originally contained two detached bungalow dwellings set in large gardens.

“Number 74 is now derelict and boarded up whilst Number 72 has already been demolished.

“The proposal will make more effective use of the existing site and contribute to local and national housing needs.

“The development is of a good standard in terms of design and appearance, and will not have significantly adverse impacts on residential amenity and will provide a satisfactory standard of living for future occupants.

“The proposal will not result in harm to highway safety, ecology or trees and subject to receipt of a final amended drainage layout will not increase flood risk on or adjacent to the application site.

“Officers have spoken with the applicant’s agent and in response to concerns raised regarding impacts to adjacent neighbours outlook, amended plans have been submitted which enable full support to be given to the scheme.”
