The crumbling property in Hope Street, Caldmore, now has no roof, dangerous partitions inside, and an overgrown garden while internal rooms are missing due to the disrepair.

But applicants Hope and Barons Ltd will carry out a partial demolition of it and revamp the remaining site to create a restaurant and two retail units.

Plans were put forward back in 2018 to finally do something about the building which would have seen the whole place torn down.

But, due to the building being locally listed, the developers were advised this would most likely be refused so an alternative was put together.

Agent Stan Ceney said: “The original building as been vacant for at least 20 years and is in poor state of repair and the rear gardens are overgrown with weeds and partly demolished buildings.

Benefits

“There is no roof on the original building and the internal rooms are either missing or partly demolished.

“The site is within a short walk to shops and public transport. There are public car parking, again within eight minute walking distance.

“The proposal is for demolishing existing buildings poor state with no roof, all internal floors, internal partitions are dangerous, and in most cases removed and erecting new buildings which are in keeping and improvement of the surrounding buildings.

“We assert the project will provide a better alternative to the existing site and provide many positive benefits for the site and the wider community.

“As we have seen in the preceding document access, legibility and clearly defined spaces help the project to maintain the higher property values that the site enjoys.

“We can see how high-quality design with practical goal can positively enhance this site, we believe that the site deserves.”
