New convenience store plan for vandal-hit former pub submitted after last proposal thrown out
New plans to replace a vandal-hit former pub with a convenience store have been submitted just weeks after the last proposal was thrown out.
A new design for a shop to replace old The Brockmoor House on the corner of High Street and Station Road, Brierley Hill, has been submitted to Dudley Council.
Developers claim the new application for the site solves the problems with the original design which was rejected in October.
Planners threw out the last application after concluding the design, with separate entrances and exits from the car park would encourage ‘rat-running’ by drivers dodging traffic lights at the junction where the building is located.
The new design features a car park with just one entrance and exit which rules out drivers being able to cut the corner.
The new design also allows delivery lorries to unload at the rear of the car park rather than close to the street as in the previous design.
Designers have included landscaping between the street and the store plus a less intrusive design to protect the privacy of neighbouring buildings in response to concerns from planners.
In their notes accompanying the application, architects Gould Singleton, say: “The revised layout of the building and car parking seeks to address all the items raised as reasons for refusal.
“A greater level of respect is given to the adjoining properties to ensure no overbearing structures to the private realm of these two adjoining units.”
