Plans for 1,000 home apartment complex for Birmingham city centre

A 1,000-apartment complex spread out over 13 separate blocks looks set to be built in Birmingham city centre.

The development features 353 one-bedroom homes, 525 two-bedroom homes and 131 three-bedroom homes.

The new complex would be situated along Bristol Street on the site of the old Monaco House, and has been recommended for approval by Birmingham City Council’s planning officers.

Eleven of the blocks from the proposed development would range in height from three to 10 storeys, though the two tallest towers would reach heights of of 26 and 29 storeys.

And the development would also feature a residential hub area, with potential facilities including a gym, café, cinema room, function room and car club.

All of the proposed homes would be provided on a rental basis, and access to the residential hub facilities would be included as part of the residents’ rent payments. Of the homes, 351 units would have balconies, 71 would have terraces and 129 would have winter gardens.

This is the second time the application has been put to the planning committee in the past two years, with the decision deferred back in 2018 due to a lack of affordable homes.

However this has now been rectified, with the developer promising the provision of 92 one and two-bed affordable private rent units – split 50/50 – across the site.

Referencing the application, planning officers said: “The proposal would provide a well-designed development and result in a high quality brownfield development on a prominent and sustainable city centre location delivering a significant number of new homes.

“It would provide 92 on-site “affordable private rent” units, provide significant on and off-site highway works and have wider regeneration benefits.

“It would not have an adverse impact on the adjacent highway and can be accommodated without having an adverse impact on its surroundings.

“The proposal would therefore be in accordance with the aims and objectives of both local and national planning policy and should be approved.”

The application is due to be voted on on Thursday.
