New aerial images show extent of £200m Three Snowhill development in Birmingham
New aerial images reveal the full extent of Three Snowhill in Birmingham – one of the biggest city centre office schemes to be built outside of London.
Three Snowhill is the third and final office development on the city's Snowhill estate in Birmingham.
At 420,000 sq ft it is the largest ever speculative city centre office scheme built in the UK outside London built on a 'speculative' basis, without a tenant already waiting to take it on.
The developers of the 17-storey £200 million building believe it will be the only new top grade office space delivered ready for occupation in Birmingham city centre in 2019.
Three Snowhill is being delivered by M&G Real Estate and development partner Ballymore.
Richard Probert, project director at Three Snowhill, said: “Already visible from around the city, Three Snowhill will be a dominant gateway to the city’s office core from the M6.
"By the time the Snowhill estate is finished in 2019 we will have delivered 1m sq ft of prime office space and more than three acres of new public realm. However, I think our real legacy will have been our success in growing the prime city core to the north of the city and kick-starting the regeneration of the Snowhill area.”
Aaron Pope, director and asset manager at M&G Real Estate, added: “Demand for high quality Grade A office space in Birmingham is on the rise and this trend is set to continue with upcoming infrastructure projects such as HS2. Three Snowhill will offer this much-needed space in a key location at the centre of the city.”
Once Three Snowhill is complete, the entire Snowhill estate will comprise 1 million sq ft of commercial real estate – nearly the size of the 1.2 million sq ft of offices at Brindleyplace.
Two Snowhill is a 310,000 sq ft 14-storey office development completed in 2013. Tenants include HS2, BDO and Gowlings (formerly Wragge & Co), who let 180,000 sq ft in 2007 at a record rent of £33 per sq ft. Hines funded the development, which was acquired by M&G in 2015.
One Snowhill comprises 263,000 sq ft over 11 floors and was completed in 2009. Occupiers include Barclays, KPMG and DWF. It is owned by Union Investments RE of Germany.
In addition, there are four new public open spaces: Colmore Square piazza, the Metro boulevard – with one of the longest 'green' walls in the UK – St Chads public open space and the winter garden between One and Two Snowhill.
The latest aerial images were taken for the Three Snowhill building contractor BAM to demonstrate the size and scale of the estate.
