West Bromwich trading estate reaches full capacity for the first time in over a decade
Commercial agents in the Midlands are celebrating after securing full occupancy at a West Bromwich industrial estate for the first time in more than a decade.
The Kelvin Way Trading Estate is one of the largest commercial sites in the region, and Harris Lamb and Bulleys, joint agents for the estate, cite the ongoing demand for high quality industrial space as a huge contributing factor to every one of the 49 units now being occupied.
Tom Morley, of Harris Lamb, said: "As one of the best known estates in the area, there has always been a demand for space at Kelvin Way, but its sheer size – extending to 280,000 sq ft with a total of 49 units ranging from 1,700 to 41,000 sq ft – meant that seeing the whole site fully let was no mean feat. It's something that's never happened in my 12 years with the business.
"However, with demand for stock continuing to outstrip supply across the Midlands, we have now concluded some seven deals at the site in the last six months as the rush to find the last high quality space intensifies."
The final two units, 3,005 sq ft and 6,169 sq ft, have been taken on by RMG Logistics Ltd and BAPP Industrial Supplies Limited respectively.
Max Shelley, of Bulleys, who worked alongside Tom to secure the lettings, added: "Kelvin Way is a well managed and maintained estate with all units being refurbished to a high standard, great security and superb access links via road and rail, which has always made it an attractive site for businesses seeking a central location to operate from.
"Seeing an estate of this size reach full occupancy is an incredible achievement and while we are delighted to see it happen, it further demonstrates the desperate need for more industrial stock of this calibre in the region."
