Supported housing association Trinity part of £11m property deal

A West Bromwich-based housing association is part of an £11 million property deal.

Civitas Social Housing, a specialist property investment group, has bought 10 supported living properties, with 55 tenants, across the West Midlands, South East and East of England.

The properties are owned by Trinity Housing Association in West Bromwich, which specialises in supported living for vulnerable adults, and Nottingham-based Westmoreland Supported Housing Association, which caters for people with disabilities.

Each of the properties within the portfolio is subject to a 25-year lease with one of the housing associations focused around supported living, with rents established by the relevant local authority and adjusted annually in line with inflation (CPI) over the full period. Both housing associations are registered providers, regulated by the Homes and Communities Agency and are counterparties to leases within the company's previous portfolios.

Civitas said the properties in the portfolio had been adapted for use as specialist supported living homes for tenants with physical and/or mental disabilities or other care needs, and a care provider for each property is in place.

The social homes owned by Civitas are provided on a long-term basis to housing associations with a wide range of tenants who vary in age profile and in the level of support that each receives.

Trinity has around 800 tenants at properties around the country, while Westmorland has around 150 properties.
