Stourbridge trading estate filled after £1m refurb

Business have filled a trading estate in Stourbridge in the wake of a £1 million refurbishment project.

The two-and-a-half year programme was carried out by Taylor Boardman Properties on its Baker House Trading Estate at The Hayes, in Lye.

Completion of the work has seen all the units at the estate now filled with tenant companies.

Sara Elwell, of Harris Lamb’s agency team which handled marketing of two of the units, said “ This is further evidence of the demand for commercial space in the region continuing to outstrip supply.

“We were always confident that given the demand for space, the quality of the refurbishment and the property’s excellent location just four miles away from the motorway network would attract tenants by the time the refurbishment was complete and so it proved.”

The work was carried out in two phases to allow an existing occupier, Universal Plastics, to move to a unit refurbished in Phase 1 so it could maintain trading. This resulted in the main building being divided into five units with a combined floor area of 48,276 sq ft and the existing garage being retained and let to Simba 4×4.

The new units were refurbished to a high standard with a new roof, new doors and windows, internal decoration, modified front and side elevations, improved access by selective demolition, a resurfaced yard and new utility supplies and security and other services.

Harris Lamb was instructed by Taylor Boardman to market the remaining units, and attracted Bodywork Solutions, a truck body manufacturer. The company initially took on Unit B, the second unit in Phase 1 on a short term basis, but was joined by other members of the Staffordshire-based Revival Solutions group which took the remaining space on five year lease after further works were undertaken to suit the tenants’ requirements.

The latest lettings mean that the estate’s rent roll will exceed £180,000 by the time reduced rent periods have expired.
