The freehold of Mad O’Rourke’s Pie Factory in Tipton is now available to purchase via leisure property specialists Fleurets.

The world famous pie restaurant has been owned by the same people for a quarter-of-a-century. Fleurets said that the current owners are looking to retire from the trade and wish to pass this unique business on to new custodians, with a guide price is £2 million.

Owner Pete Towler said he had chosen to sell the restaurant and retire due to getting older.

He said: "I suffered a stroke a few years ago and I'm getting older, so I felt it was the right time to move on and ensure the future of the restaurant."

First established in 1987, the much-loved pub overcame financial issues caused by the global banking crisis in 2008 to become a vibrant and welcoming restaurant which attracts people from the local area, as well as further afield.

Capable of seating 150 customers at any one time, with additional outdoor space and 10 letting rooms above, the restaurant is a throwback to a traditional restaurant, with Black Country memorabilia all around the dining area and bar.

Pete Towler has become known as a master pie-maker and a creative mind, with pies including a curry pie called the Andy Murray, a brisket pie named after boxer Tyson Fury and the famous Desperate Dan Cow Pie, containing 4lbs of meat, all favourites at the restaurant.

Fleurets’ division director Andy Tudor said: “Mad O’Rourke’s Pie Factory is not only a local legend but a Midlands wide legend.

"From its Desperate Dan Pies & Lumphammer beer to its character bric-a-brac, it is a gem of a pub and offers a rare opportunity to acquire what is both a Black Country landmark and an exceedingly good business.

“For a corporate purchaser, it also has the potential to be rolled out as a concept”.
