Flames were shooting through the roof when the first of the five crews called to the incident arrived at the scene in Chestom Road, Ettingshall around 2.15am.
It was then discovered that there was asbestos in the building which meant that firefighters could not immediately return after emerging from inside the burning building because their suits needed decontaminating.
Crews from Bilston, Smethwick, Fallings Park and Merridale Street fought the blaze that started in a first floor office of the factory unit on the Reliance Trading Estate. It was brought under control within half an hour but crews were still damping down at the scene five hours later as investigators tried to pin point the cause.
