Derelict Wolverhampton pub is in line to be turned into £3m care homes

New plans have been drawn up to transform a derelict Wolverhampton pub into two care homes under a £3 million scheme which will create 45 new jobs.

Brierley Hill-based Select Healthcare Developments have lodged plans with Wolverhampton council for the new development at the old Monkey House pub on Kent Road.

The new care homes would cater for adults with learning difficulties or physical disabilities.

In 2009, planning permission was granted to turn the pub into four homes for adults with learning or physical disabilities, but work was never started.

Select Healthcare Developments bought the site a few months ago and have now submitted fresh plans for a care home scheme.

Peter Cooke, managing director of Select Healthcare Developments, said: "We have about 20 homes in the West Midlands area.

"The planning application that was put in on that site was done about six to seven years ago and things have moved on in the care industry.

"And we felt that the layout wasn't fit for purpose for the type of care homes that we build.

"At quite an expense we decided to redesign it and resubmit it for a site fit for purpose. We have just purchased that site in the last few months.

"We have used the same architect but we have redesigned it."

Under plans the site will have two units with a total capacity for 30 residents.

Mr Cooke added: "It has been well received by local councillors because they have wanted to get something developed on that site.

"I think they are very glad that someone has come along.

" As soon as planning permission has been granted we will start to build."

He added that he hopes work will start in September or October.

A planning application lodged with Wolverhampton council says that there will be an extensive private garden for those living in the houses.

"Each house has its own private garden that will be specifically laid out to meet the needs of the service users.

"For example raised beds that can be reached more easily and a therapeutic sensory garden.

"External spaces will be fully accessible."

A design and access statement states: "The proposed development will bring a derelict site back into use, and bring an end to anti-social behaviour associated with the land.

"The care homes will enhance the environment and bring a much needed source of employment to this part of Wolverhampton.

"We see no reason, therefore, why the proposals should not be approved."

The pub, in Kent Road, has been closed since July 2008 and has since been a magnet for vandals.

Last month firefighters were called to reports of smoke from the empty pub.

"They spent around an hour at the scene.

In 2011, the pub was also targeted by arsonists – twice in the same night.

Both incidents involved rubbish being set alight at the back of the property.
