The fire started in the portable cabin at the SV Business Park in Willenhall at about 10.30pm last night (Wed).
The guard lives in the unit on the site off the A454 Willenhall Road. Passers-by spotted smoke pouring from the building and raised the alarm.
The fire spread through the kitchen area, while the rest of the home was damaged by smoke.
Willenhall fire station watch commander Andy Morgan said: "He had put some chips on but then went out.
"The unit was badly damaged and he won't be able to live there for a while now. Chip pans are a major cause of fires if they are left unattended."
