Now a campaign has been launched to push responsibilities home.

It is feared many landlords in the area are not aware of the legislation surrounding safe electricity in homes, leaving properties at greater risk of fire.

A dedicated private sector housing team from Sandwell Council has threatened enforcement action and prosecution against any homeowners who fail to meet criteria and keep electrics updated.

Sandwell Council's cabinet member for housing strategy, Councillor Mahboob Hussain, said most responsible landlords were already aware that failure to have a current Landlord's Gas Safety Certificate for the duration of each letting was a criminal offence, but were confused about electricity.
