Paul Cranidge, managing director of developers David Payne Homes, was joined by Black Country historian Dr Paul Collins to strike the first blow on the building's exterior.
Dr Collins said: "The Pedmore House was a prominent local landmark for many years. In addition to its commanding presence on Ham Lane, many local people will have happy associations with the place as it was a popular venue for wedding receptions and other family celebrations.
"While it's a shame that the building is going, I'm pleased that David Payne Homes have had the place recorded for posterity."
Mr Cranidge added: "This site is a key development for both us and people from the community who remember the site as it was."
The Pedmore House closed early 2006 and was put up for sale last June.
The new development, called The Pedmore, will consist of 12 four and five bedroom homes with car parking and landscaping. The former pub and restaurant once housed two restaurants, bars, function rooms and a 200-space car park.
Members of Dudley Council's development control committee approved plans for the demolition of the site last year after officers said while it was a landmark, the pub had no historical importance.
Prices for the properties are expected to start from £365,500. They should be completed by 2008.
