Firefighters were called to the unit behind Hartill's in Clifton Street, Wolverhampton at around 2pm.
They managed to extinguish the blaze within around 40 minutes, but a Morris Minor car inside the garage suffered minor damage.
Nobody was inside the unit when it happened.
Simon Hardiman, watch commander from Wolverhampton Fire Station, said: "There were flames showing from the lock up, although it looked worse than it really was.
"It looked like it was slow burning for a while. The street was filled with smoke."
The cause of the fire is unknown.
